The work at Orchard Park Place was completed in three separate phases. In total DCS served as the Owners Representative on the Core and Shell buildout of 6 retail buildings and coordinated various site improvements related to each of these projects.

  • Phase I:
    • Core and Shell build outs for two retail buildings
    • Site improvements: utility infrastructure, landscape, future pad development, etc.
    • Tenants include: Noodles and Co., Smash Burger, Massage Green, Nail Ivy, SugarFire BBQ, Einstein’s/Caribou Coffee, Jimmy John’s, Sport’s Clips, Great Greek, Costa Vida
  • Phase II:
    • Core and Shell build outs and tenant improvements for two retail buildings
    • Site improvements: utility infrastructure, landscape, future pad development, etc.
    • Tenants include: Sierra Trading Post, HomeGoods, TJ Maxx, Petsmart, Cyclebar, Sally Beauty, Dental office
  • Phase III:
    • Core and Shell build outs for two retail buildings
    • Site improvements: utility infrastructure, landscape, future pad development, etc.
    • Tenants include: Snooze and Kitchen Next door

DCS provided utility coordination for the entire site. Additionally, DCS Provided property management for AZG Westminster. This included: coordinating construction meetings/site visits with tenants and specific general contractors, warranty and oversight logistics, and management of onsite issues related to site logistics or specific tenant items. 

Project challenges that were successfully addressed include:

  • Phased completion in an occupied complex. Due to site constraints and safety concerns for the public, construction was complicated.  Communication and advanced planning allowed the construction team to continue work while addressing the challenges related to phased completion.
  • Managing multiple parties on a single project: Developer, Core and Shell General Contractor, Core and Shell Architect, Tenant General Contractor, Tenant Architect. DCS worked to ensure that communication between all parties was cohesive and consistent, leading to the successful completion of each phase.
