The Denver Foundation (TDF) is a community, non-profit foundation in Denver that works to mobilize resources to improve the Metro Denver community.  TDF was in search of a new facility that accommodated their increased space needs and identified a property at 1009 Grant Street as best meeting the current and future needs of the organization. This facility is a 22,000 SF historical building in the Capitol Hill area of Denver. DCS was hired in the capacity of Owner’s Representative to manage the tenant improvement buildout of this building. 

DCS joined OZ Architecture in working through the design process with The Denver Foundation.  We managed the solicitation process for a CM/GC firm bringing i2 Construction on board to join the team. After a comprehensive design and construction process, the inside of the historical building was transformed to meet the 21st Century technology, accessibility, and safety needs of TDF. Three floors of office space include conference rooms, huddle rooms, kitchen, and break areas.  The lower level of the building includes a training center, workout facility, wellness room, library, and locker rooms. 

Due to the historical nature of the building, the design and construction process was met with a few unique challenges. The permit and design review process were slowed down due to the historical nature of the building as a more complex review was required. DCS held the city accountable to document review timelines throughout this process to ensure that the schedule was not delayed.  Another unique challenge related to the age of the building in that it was not fully ADA accessible.  Accessibility was made a priority throughout design with an exterior elevator and ramp incorporated into the final design. With respect to finances, DCS worked with TDF to assist them in securing a significant tax credit from The State of Colorado’s Office of Economic Development & International Trade valued at almost $1M.  The project team worked closely with The Denver Foundation to adapt and find creative solutions to any problem that came up.
