DCS served as owner’s rep performing comprehensive project management for this 15,000 SF project. DCS became involved after an out of state architectural firm developed the project concepts.  The original project concept exceeded the available funding by more than 30% and did not adequately address planned future expansion. DCS led efforts to redesign the concept to ensure closer alignment with the Program Plan and budget. Throughout the planning, design and construction of the project, DCS worked to develop and improve relationships with the local building department and fire department while smoothing hard feelings over past projects with this owner.

DCS negotiated with the local municipal district to upgrade the water services for required fire flows while working with the fire authority to renegotiate ambiguous legacy agreements. This renegotiation with the fire authority reduced the fire flow upgrades by more than $300,000.  DCS managed procurement and administration of six prime contracts including, A/E, geotechnical, CM/GC, audio/visual, theatrical lighting and rigging, furnishings and equipment. DCS worked with the church leadership to eliminate the need for a traditional oversight committee and streamlined the reporting and feedback processes. This resulted in significant time savings and allowed the staff to focus on the mission of their ministry. Services provided included:
